Scare tactics 12/15/2009

On December 7th 2009 home buyers hired Gettysburg Home Inspections to do a home inspection of my property. This inspection was to include a whole house inspection and pests inspection. During the inspection there was mold found in the utility room. He suggested to do a test which was unauthorized. The buyers said yes. The test was then done only in this room. A full test should have been done on each level and outside. The inspector new that there was a rush to complete the inspection and results as closing was to occur on December 21st. The test was not received at the lab until three days later on December the 10th. On December 11th Ross Hartley of Gettysburg Home Inspection was notified of the results of a test that he urged and did without conscent of owners. He held the results until the afternoon of the 15th. He then proceeded to say that according to the EPA the levels were UNSATISFACTORY. I called asking what the EPA levels were knowing full well that the EPA says there are no bad levels. He did not answer the question. I then asked how he did the test. He said he did the test in the room with the mold but no where else. I asked if he disturbed the mold as the spores can not be released unless disturbed. He said no yet there were fresh scrappings in the small (less than one sqaure foot of Stachybotris). The rest of the house had no mold just his one room. There is a clean air filtration (by Trane) device cleaning all air in the house. Yet somehow these tests were off the charts. I said I will clean it using the EPA recommended bleach solution. He told me not to as he has already seen people go to the hospital with blood poisoning needing a transfusion. But he specializes in mold and could recommend a friend Jason Reading that will do the work. This is the type of scare tactics these people use to pray on the uninformed. The closing of my house has been put on hold because of a scare tactic used by a non-ASHI certified inspector with less than one year experience. Further more his PSMA Certification Expired in 2004 (according to his seal on his letter head). So his certification expired before he formed his Mold specialization business. Because of this scare tactics, improper use of a test, and unauthorized test we have to have a second inspector come in and redo the test. Since this was after the drop dead date for paying a moving company I the home seller am out that money plus the money for another inspection. All because a non-certified PSMA inspector did an unauthorized test, used scare tactics, and has misquoted the EPA. Cons: Scare tactics, slow, misquotes EPA more
