Very unprofessional staff. I have had nothing but negative experiences with staff in the year that I lived there. WE moved because maintenance requests were never taken care of, and they were constantly being a nuisance to us. We just got our deposit back, and they charged us $500 for ""an illegal satellite"" which we did not have. Every experience I have had with them and everything they do is for their complete convenience at the expense of yours. I have never written a review of any business or product, but my experience with EPM was so bad that I want to prevent as many people as possible from making the mistake I did. more

Agreeing with whoever said they wished they could rate lower then one star. Literally one of the worst experiences of my life, I have met children with a higher level of professionalism, and I haven't met any convicts, but I can assume they'd be more polite then the people at this company. They have no inter-office communication, never return calls, try and charge you for things you that have been/will be broken the whole time you live there, and have no concept of what respect is. Only upside? Got to know the fire department, they had to stop by numerous times to write citations about the lack of heat. The plumbers who had to constantly fix our toilet, and the exterminator who pulled dead mice from my walls was great too. (If you can't pick on the sarcasm I'll spell it out, DO NOT RENT FROM THIS COMPANY) more

I wish I could rate lower than 1 star. This company tricks you in...Steven Alvarez is a slumlord wanna be tough guy who likes to try to intimidate people. The properties are in bad repair, broken fire alarms, mice, broken stairs...you name it, it's there. If you search more about EPM you will find reviews left by people who have worked there themselves who even say they wouldn't reccomend EPM. You can find much nicer places with friendlier, more respectful management for the prices EPM charges. Consider yourself warned about EPM and Steven Alvarez. more

I just move out end of February and already got a full refund of my security!! They do documents move in and move out inspection so very easy to get a full refund as long as you keep clean during lease term. Only one thing I don't like about this company is when I locked out my apt by accident, I have to pay $35 lock out charge.....I guess this is my mistake so I guess fair...cheaper then paying lock smith to unlock my door! I rented from EPM about 1 1/2 years ago, quick application process. You have to pay a fee, like $40 a person I believe, but they actually use it to screen so that is reasonable. I had a couple request while living there and they responded very fast. I just moved out at the end of may, and they already sent me my full security back. That has never happened to me, it seems that property owners always take something out of the security. Great surprise to see that Empire Property actually plays fair. Pros: Always return calls, quick maintenance, fast deposit return Cons: none that I can think of more

I have rented from Empire Property Management twice while living in Albany the last 15 years. Everyone in the office is extrememly helpful and professional and I was in my new apartment very quickly. I loved how I could pay my rent online and also it was helpful having a professional business tend to my apartment issues rather then a landlord. I have had both and have noticed that landlords don't get back to you as quickly and don't usually get the job done as well. I would highly recommend! I used to live at Parkwood property that Empire Property Management Group manage the property. Steve Alvarez and his office staffs are very nice and kind. They are the BEST management company I have ever deal with. They are very professional and when I call middle of the night they did response my emergency phone call. Great service. When I come back to Albany, I will rent from Empire Property Management Group again. Also they have a lot of properties! Pros: Great Service! more

A good company... I have rented for a little over 1 year, just going on my 2nd term. The apartment was clean and delivered to me on time. I had a couple minor maintenance request when I first moved in and they explained to me that they were a little backed up as they had about 40 people moving in that week. They got over to my unit in a few days. Other times my maintenance was handled almost immediately. I have rented from other landlords that you never hear from. Steve & Mary are great! I just happen to be surfing the net and came across these ads about the management company I rent from. I have rented from Empire Property Management & Steve Alvarez for the last 3 years. I am older person and have had plenty of experience with landlords. Its usually a very simple formula. You pay your rent on time and respect the property and a landlord will treat you like gold. Any maintenance item I have ever requested from Steve directly or these days through staff has always been responded to in a timely manner. If there was ever a delay , it was explained. \r \r I believe you have to give respect to get it. I have always treated the property with respect and paid rent timely. I had some delays with rent payments but explained my issue and then followed through with what I told management I would do. They were always respectful to me and helpful. I am writing to share my experience with Empire Property Management and Steve Alverez in particular. I have found Steve to be extremely kind, reasonable, and accomodating. I lived at 44 Willett St for more than three years and never had any problems at all. Any time I had a request or an issue, I was able to contact Steve personally and he was always gracious and helpful. \r \r I think that when you communicate openly and treat people with respect, you get that respect in return. Our company represents the owners of properties that need management in the city of Albany. On occassion we help out owners that have been wronged by other management companies (usually illegal companies). The tenants typically have a list of maintenance issues due to lack of management. Unfortunately our company ends up being the one blamed in the end. Most tenants are honest folks that are understanding and try to help us transition these properties into a properly managed building. However some folks like the ones below defaming our company , made an agreement with us to extend their lease one month but turned around and did not pay rent and try to get more time in the unit than was agreed too. We are in business and yes we have to maximize profits for our CLIENTS (The property owner gets the money,not us, we get paid in any case). Now EPM does not run around bullying anyone, however staff is certainly are not going to be anyone's emotional punching bag either. The PM business is a very personal business and it can be tough for staff and tenants alike sometimes. Anyone can have a bad. I invite anyone reading these reviews to do a search of the web and look for just one bad review from our clients, IT DOES NOT EXIST. We have never lost a client since the days we opened our doors. Anyone posting bogus information will never post anything showing identity. Instead they make a bunch of false inaccurate claims and hide behind the internet. I would not recommend renting any properties controlled by Empire Property Management. All of my interactions with owner have been extremely uncomfortable and unprofessional. He has been condescending, rude and belligerent. He has yelled a cursed at me more than once. When talking to men, he seems to not be as erratic and condescending so I would warn woman to be weary of doing business with him. When they took over the apartment we immediately informed him of problems in the apartment that are their responsibility. They ignored our issues for months and rarely return phone calls and emails. We HAVE paid our rent and have tried to work with them but they do not seem willing to discuss things. I would not trust him and suggest that renters look elsewhere.
