Worst

Although Berry has two good reviews for sales, the rental department is lacking. I had an almost identical experience as the poster above.

Would not recommend for rental. I wanted to get my move out of the way, so was willing to pay one month's extra rent to secure the house. The 100.00 application fee is 40% higher than other local application fees. Once approved, I was expected to take the house, ""as is"" and put down an $1150 deposit the next day AND sign the lease. I did not know Berry Realty from Teddy Realty - and there was no way I was going to walk through a home full of furniture, clothing and dissaray all over the place, and picture it professionally ""cleaned"" and the yard cleaned up at their word. Who does that? They also had a couple who wanted to lease the unit for seven years; waiting in the wings? Really?? The tenant was being harrassed for a moveout date when her date was clearly the last day of the month. Once approving the application, my questions or comments were returned with replies such as, ""well, if you don't think you want the house, we've got a lady waiting right behind you"" They treated my concerns as petty and did not get back with me on the questions I had. Said they would return calls that were not returned and stated they sent emails that were not sent. Said communication to homeowner resulted in their decision not to paint. I know for a fact the owner was never contacted. Two communications responses was ""sorry"". I did not listen to their final voice messages as they ""waited"" to secure my deposit. The costly expectation that I would take their ""word"" and be pleased with them as my landlord for atleast one year was a price I was not willing to pay. If you want a rental -- YOU DO NOT want to rent with Berry! Unprof$$sional and can not be tru$$$$$$ted. I am extremely happy I walked away from the deal; Berry Rental will lose much more than the application fee they stole; they will lose rental customers!! more

If you Want Only the Best. 4/28/2011

My husband and I found ourselves in a real dilemma with our home mortgage company and facing some very hard decisions. We called a couple of real estate companies looking for advice. The first company we contacted (I will leave nameless) only cared about how much they were going to get paid and told us that times were tough but we had to cut our loses or just walk away - everyone was doing it. Then a friend at work told us about her real estate company that was doing a renovation on her home, (Berry does all kinds of real estate), and they had been in business in Atlanta for years. Ralph came out to the house, took all the time we needed to help us understand the process, was very patient, listed our home on the market, and even prayed over us and the house. In no more than 47 days from when he came to our home, we had a sale on our home and he even found us a place to rent. He says that's why he always prays for first. Either way, we are sold on Berry Realty forever. Give them a call - they care. more

Berry Made it Happen When NO other Could. 11/4/2010

Last May we shifted the listing, plus the major renovations needed to sell our Atlanta home over to Holly. We were amazed at the way she and her team delivered what they had promised, ""on time and under budget."" She said we could trust her ""long distance"", and she delivered as promised. Plus followed through with an incredible offer, and closed in under 90 days. Then, with the rains that came in Atlanta the drama of dealing with water in the re-carpeted basement; the bank refused to release the loan at the very last minute pending yet further inspections-it became an emotional roller coaster. Every time we thought the situation was under control, something else threatened to derail the whole process. And through it all, there was Holly, pro-actively taking care of us and our interest. She never accepts ""no,"" for an answer, and she stayed in the conversation, reaching higher up the corporate chain in order to find the person with the authority to act reasonably and allow the closing to proceed, even though this should have been the other agent's responsibility. Through it all, Holly was amazing, understandings from years of experience, and her habit of paying attention to details and following through. A lovely lady, she can be tough and ""in your face"" if that's what is needed, but never offensive, always professional. We trusted her sense of when to say what, and she was never wrong. Happily Celebrating in California! more

Avoid Berry Realty 2/24/2010

I switched to Berry Realty in 2006. Their office has more turnover than a Krispy Creme assembly line. It was horrible to continually have to reintroduce my house, remind of all the agreements we have, etc. Recently, Berry resigned a tenant into my property. This tenant broke their lease two months later. Now, my property needs a repaint and some minor repairs. Berry bid it out for nearly $2700, but my regular housebuilder/painter could do it for $1800. I wanted to use my guy, but Berry said it was either use their people or find a new rental company. That is called extortion. Berry also takes an additional percentage when contracting their personal vendors to repair my property. Say the bill is $2700 from their vendor, then Berry gets and additional 10% from me for booking their own vendor. Who's to say they aren't just going with the highest bid for this kickback? And who's to say they aren't getting a kickback from the vendor? It's a very shady business. I offered as the home owner to complete all the repairs myself, and they said ""no."" They said again either I used them and their rates or I had to leave. They never sent my resigned contract after I repeated emailed and asked for it. They still owe me money and we have collections to deal with regarding my tenant they signed who broke their lease. They finally sent me photos of my house and how it was doing, as they were to do yearly, after nearly 4 months of asking. It would be horrible if they did not complete their business with me in a timely, professional and honest fashion. I would never recommend this company to anyone. Pros: they are local to Atlanta Cons: bad service, poor management more
