working out in the gym facilities in the new lodge and a maintenance worker comes in and says that nobody can use the bathrooms because the pipes broke. and says that the gym will be shut down soon. for the amount of money that we spent on this new lodge, which I think was too much you would think that they would have a better system to not have the pipes freeze. my house is better protected than the lodge. go figure more

I own a piece of property here and the dues are outrageous. We need people on the board who do not have a home built on their land. Why do we have to pay so much, almost as much as those who have a home or live there and use all the facilities? And with the sewer ban in effect, if you have no room for a septic, you have a useless piece of property. The association dues are outrageous. If you don't plan to live there, I would not purchase property there. And as others have commented, the people who work in the office are not very friendly or helpful. more

I inherited a lot at Arrowhead Lakes from my parents who purchased it 1971. They paid all dues and taxes as have my husband and I up to date. My parents never buildt on it. My husband and I decided to build a small vacation home. We had a survey done and according to the results we cannot accomodate a septic tank due to the locations of neighbors' wells. Our only other choice is to tap into the sewer system, which we cannot, because there is some debacle with the DEP and no new sewer hook ups are allowed. So here we are with a lot we want to build on and we can't but we still have to pay the outrageous dues for the lot. When you call the office at Arrowhead for information you just go in circles. We are giving them money, at least give us an honest answer! more

I have lived in Arrowhead part time for 10 years and full time for 5 years. I feel this is a great community to raise a family, and to retire into. We had a vacation getaway chalet for over 10 years, and decided to build our ""retirement home"" here. It is a user friendly atmosphere if you stay within the boundaries of the ""Regulations"" which are there to assure we all play by the same rules. We are happy here, security is great, and my husband and I look forward to retiring in this community. Pros: Beaches, Lakes, Gated Community, family functions more

Is there anyone out there who owns or has owned a parcel of useless land in Arrowhead Lakes, PA? If so, I would like to hear from you. Family members of mine have owned a piece of property there for over 35 years, paid their taxes and dues religiously for all but the last two years when they found out their land is useless because the perc test failed. The unusual irony of the whole process was that when the process was started for the perc test (which I did and paid for because I live in PA), I was informed by the township that the test had failed several years before. How could that be? We never ordered a perc test. Did Arrowhead have that test done? If not them, then who? My family stopped paying the taxes and dues and offered to return the land to Arrowhead as they cannot afford it anymore and hardly see the benefit of paying on useless land. Of course Arrowhead suggest a payment plan and tells them to wait for sewers to come to their area. That would be interesting as well.........they can't afford to pay for that either. They are threatening to garnish bank accounts of people who don't own a home; nor do they own vehicles. As a matter of fact they live simply and barely meet their monthly bills. I once called and spoke to the president of the Association.......Alice something or other. Asked if they could come up and put a tent on the property so they could use the facilities and of course, that's not an option. They don't want to anyway, it was a ridiculous question. Anyone have the same problems? Anyone want to buy some useless land for the price of ""country club dues""? Oh by the way, my family can't afford a lawyer either. My brother had triple bypass surgery and doesn't need this kind of stress or aggravation. CONGRATULATIONS, Lake Arrowhead Association you should be very proud of yourselves. more
