Before leasing with AMLI at La Villita I read reviews from previous renters online and I assumed that reviews regarding move-out charges and noise were exaggerated. I was very very wrong!
I’ll start with my move-in experience. When signing my lease and viewing the “model unit” I was assured that my apartment would have all of the same features with the exception of flooring and cabinet color. I was so excited to have a walk-in closet and a garden tub. When entering my unit for the first time on move-in day I was in tears! They had assigned me to a handicap unit. The apartment had red paint stains on the concrete floors, NO garden tub, NO walk-in closet, very low cabinets and countertops (I am six feet tall and this was a huge issue), severe cracking in the flooring, ceiling and walls from foundation issues, the cabinets were damaged from water and the patio had a permanent mold stain from water collecting daily from the sprinkler system. At this point I had already paid for movers, paid to change my address on everything, scheduled all utility appointments and I was stuck with the unit. These were the things that stood out to me on my first day. I noticed the refrigerator had a small ding in it and the ice maker wasn’t properly positioned but I figured that was just normal wear and tear along with the door and trim work dings and scratches. No apartment I’ve ever lived in has been perfect and these are the things that I have come to expect living as a renter.
Other issues include:
The walls are paper thin and I could hear everything my neighbors were doing; even conversations without raised voices. My walls would shake when the person above me would walk across the room.
No one picks up after their animals and it smells of urine and feces.
The parking lot is littered with trash and teenagers bounce basketballs at all hours of the day and night.
Through the course of a year we received several notices of break-ins and someone trying to follow a single woman into her apartment. I also witnessed several domestic issues involving multiple police cars at least once every few months.
The spiders are out of control and huge! One was about the size of the palm of my hand.
Several times there was vomit on the side walk and parking lot. The list just goes on and on and on!
I was the model tenant and they definitely showed their appreciation for me with $550 in move-out charges. I have attached a picture of the ding on the refrigerator door that they are charging me $345 to replace but they cannot provide me with a receipt or proof of repair and it’s almost a month after I have moved out. This community will squeeze as much out of you as they can! I would seriously reconsider your other options. AMLI will also raise your rent; at the end of my lease they raised mine $130/month.
