Action Properties

We rented from Action properties for several years and they always came through for us whenever we had any problems. The entire staff was friendly and helpful. We had a water heater go out and they replaced it in short order with no hassles at all. I give them top marks in all areas. more

We have been renting with them for some time and the office girls are great! We had some sprinkler problems and the maint man was there the next day to fix it....no charge. This other guy must have other problems, because they have been easy to work with for us. don't plan on moving anytime soon. more

These people kept my ENTIRE deposit and is wanting more$$!!\r I filed a complaint with the BBB! more

These people moved me into a house that was filled with garbage, a back yard that hadn't been mowed in what seemed like years. I was on the verge of eviction and was charged an $80 late fee while I was hospitalized, don't get sick because they don't care. After my lease was up, I decided to move, when they found out, I was immediately evicted. I was told that because I had nowhere to place my things, that they would make sure I had access to them, to make a long story short, they took my double deposit that I was charged and threw all of my belongings in the garbage. Now I must start over with nothing. Oh yes, I owe them money! Funny, not really, it's getting cold out here on these streets. more

Don't make the same mistake I did! Action Properties is the most corrupt leasing agency in Reno, please do not rent from them. They moved me into a house that was infested with mice and black widow spiders (which are deadly). Myself and my 11 lb dog both got bit by a black widow in our house, resulting in over $3500 in medical and vet bills. When I told Action Properties about the infestation they said that I was completely responsible for all extermination fees. I began paying $85 per month to have my house sprayed for spiders, but they still came back everywhere. Also when I moved in they said that I had a washer and dryer in the house. These both proved to be broken, but Action Properties said that they were an extra ammenity that they are not responsible for fixing. So, I still had to go to the laundry mat, even though part of the selling point was a washer and dryer. Also they had sprinkler heads set up in the front yard to make me think they had a sprinkler system, just like th ladies in the office told me it did. I found out after I moved in that they were only sprinkler heads shoved into the ground and not connected to any water lines to make it look like I had sprinklers.\r Starting in the summer the manager of the agency showed up on my property (which is a duplex) at 7:30am (before their office even opens at 9am) without my permission (which is 100% illegal!) and started screaming at me that he was going to evict me because my lawn was dead. However, I had been paying my rent on time every month and their was no need for eviction. He stood and screamed at me from my lawn for 20 minutes threatening me. He said that I would have to pay for the lawn to be fixed, even though there was no grass there when I moved in. I told them that there was no grass when I moved in and I even tried to plant seeds and grow my own, but because there was no outside water source from my house, Action Properties told me that I had to water my lawn using buckets of water from the sink. What a waste of about 3 hours a day. Grass never grew, and they are charging me $400 out of the deposit to fix it. Also, out of my $750 deposit, I got nothing back even though I left the duplex in pristine conditions. Also, while I was in the process of moving out, so were the people in the duplex next to me. Action Properties had the power shut off in the next door home and began running a generator off of MY electricity from MY home through an outside plug without my permission. The generator use on my electricity raised my electrical bill for that month from $75 (what is normally is) to $280 because of all the electricity they were stealing from my residence instead of just turning on the power. They refuse to pay me back for any of those charges, even though they completely broke the law by doing so. \r Along with frozen pipes, heaters breaking down (which took 4 days of phone calls before they came out) causing the temperature in my house to fall below freezing, no hot water, clogged drains, never getting a return phone call, and having to deal with the incompetence of all the girls that work in that office, I would advise never to rent from them. Please don't make the same mistake I did. I lost so much money with my deposit and all the money I spent to make my home liveable, it wasn't worth it. Cons: they are con artists more

When I rented from them its been nothing but a hassle. The process took forever, and then they wanted more money! From the start ive had nothing but problems with the house, anywhere from the toilet leaking to spiders you name it, it’s happened. The lack of communication and per disrespect in that office is the worst ive ever had to deal with. I was going to renewal my lease because I like the house and mainly the area but the fact that I have to deal with them ruined it for me. They’ll tell you one thing and do another. They lie lie lie and if you ever have any maint problems don’t except them to fix it, ive lived there for almost a year and they still haven’t fixed anything...... I would never rent from them again! Not to mention if you ever ask to speak the manager, don’t hold your breath! I’m starting to think she's make believe because she's never there. Pros: nice house but nothing but problems Cons: Staff is horrible, and maint orders never get done! more

It took over 2 weeks and several requests to repair the noisy attic fan. Sump pump clogged and stunk the lower floor of the house a little over a month ago. It took 2 requests and over a week later before the repair was started. I called for the same problem yesterday 10/8/09 and wonder if when will they come to fix the problem. It is now the weekend and unlikely someone will be coming. Pros: always answer tel. calls, competent maintenance technician Cons: repeated requests needed and slow in responding to repairs more

I did not like the renters point of view that I recieved from them. I understand their point of view as their job is to fill the properties as quickly as possible, yet I disagree with the tactics that were used. Extra fees, added pressure to commit a few days earlier than had intially told them we would be ready, The little things like that add up. I believe that a business should remain proffesional as well as adaptive and flexible towards their renters. Overall in the future I will never use a renting agency to rent from again! Pros: Location. Cons: Knowledgable staff on treatment, welfare, adapting, concern for all parties involved. more

These company is horrible. They treat their renters like dirt. They will not take any responsibility for the damages that happen and they are rude and very unfriendly. They will lie to your face. I think that they are a drain to our community. more

more personable than several of the other property management offices in Reno, we found a property they were managing, but had to leave town within 1 day of finding the property. the staff did everything they could to expedite us securing the rental and we are happy with their service. more
