Sorry to say, but A & G Management MUST be the only people writing the positive reviews.\r Do not believe their lies.\r \r They charged a move-in fee of $500.00!!!! In addition to a non-refundable deposit, plus a refundable deposit. Good luck getting the refundable deposit back in full!\r \r Make sure you take plenty of pictures BEFORE moving in and AFTER you move out. They charge for damage to the house that you did not do. They will charge you high fees for small damages that were there PRIOR to you moving in. Such as a window blind may have a small rip or tear. If you did not take a picture of it and get it in the contract that is was PRE-EXISTING, you will be charged when you move. \r \r Best of luck if you are already stuck with these suckers. more

I reviewed A&G in the past and portrayed them negatively and wish to withdraw my previous statements. In hindsight I realize that I was equally responsibility for the frustrations I expressed. A&G has stepped up to the plate, offering a fair and equitable solution to all of my concerns. Angelina, A&G's new team member was instrumental in working through these unresolved issues. To Whom It May Concern:\r \r A&G Rental has represented our condo for about three years. In that time they have been nothing but professional and have relieved us of any worry concerning our property. We live abroad and it is such a relief to have our interests so well taken care of. When we first asked them for their help they took numerous photos of our place and quickly got our property on the market. When renters left they quickly found new renters and kept us informed every step of the way. One of the Best!! 11/17/2011

I went through and read all the postings that people have written regarding company, I was like why all the negative, it was a very pleasant experience for me personally. I have dealt with other property management companies and I can say for certain that the knowledge that Erlin/Melanie have in rental properties, real estate laws and the dos and don't s of what is allowed and not allowed was very refreshing. Initially when sitting down with them to discuss a owner/business relationship they explained everything with me in detail. When we did the home inspection /walk through they were very thorough. I think that those individuals who have indicated that they had a bad experience, I wonder if they realize exactly what this company does for their owners/tenants. They go over and above any other company to provide the owners/tenants with a positive experience. When we had an issue with a leak in our unit, they were all over it. The office manager contacted the vendors, notified me as the owner about what was going on so that I could make a decision on the best course of action. Communicated with the tenants to schedule entry into the property. After the issue was resolved, they notified me that the problem had been taken care of. Communication, yes! On the accounting side, if there was ever a question on my owners statement, I knew that I could pick up the phone or email the office and connect directly with the accountant or one of the managing partners and they would resolve the issue quickly and efficiently. Customer Service, yes! On the leasing side, awesome. My unit was properly marketed, presented to prospective tenants and was rented within two weeks of handing my property over to A&G Rental Management. Pleased, yes! Overall, my experience has been most pleasing and I will continue to stay with A&G Rental Management and I encourage others to use them as well. I think people need to remember that no one is perfect, and people make mistakes, you just need to sit down with A&G Rental Management to know you are definitely getting your monies worth here. more

This is hands down the worst property management company in existence. Even if you love the potential home/apartment/condo - DON'T do it. You'll be walking into a nightmare. Upon move in, they were to notify the property to prepared for my arrival. They did not. I had to pay for movers to stand around for 2 hrs while they figured it out. The first week the furnace didn't work, although I paid for rent. In the middle of my contract they raised the rent; by the end of my contract I paid $200 more a month for rent. Although anyone who knows me calls me super Type A ridiculously clean, upon move out they charged me over $500 for repairs that were ridiculous including money for the garage opener that was left in the draw upon their request. In my 14 yrs in Portland, I've never experienced such a total lack of professionalism. more

Worst Rental Agency - Ever? 10/24/2011

If I could give 0 stars I would. There is nothing redeeming about the professionalism or courtesy that this company provides. If you want problems ignored and customer service non-existent, please don't hesitate to use them for your service. We've had numerous emails regarding safety issues, refrigerator problems, and garbage left over from previous tenants go completely unsolved. Run fast and run far more

Melanie and Erlin are two of the nicest people I've ever met. They are very cordial, great listeners and just, well, pleasant. Unfortunately, they are not very good at what they do for a living. They managed my single-family home that I needed to rent out as I was relocating away from Portland. They cut me a good deal on their monthly fee, but don't feel at all like I received the service I paid for. First, I was promised inspections of the property every six months. Except for one, I have no idea if they ever happened over the span of two years, since I never received inspection reports (and the one I did receive was three months late). We were in touch with our previous neighbors so we knew that the tenants were good tenants, but I felt like I was paying for the inspections that never happened. Had they happened, they might have caught the clogged rain gutters, which ultimately caused water damage int he garage. Second, it was common for me to receive receipts for work done on other people's property, and no receipts for work done on my property. Two phone calls would get things straightened out (two, not one). This would not be a big deal if it happened only once - it happened four times over two years. Third, the rental contract stipulated an increase in rent of a fixed amount after one year, which the tenants agreed to. When the year was up, I noticed that the tenants were paying the same amount. When I asked A&G about this, it took about a week for the issue to get resolved. I was paying them to stay on top of these things - I never should have had to make the phone calls. Fourth, after selling my house, closing the account with A&G was the last adventure. I received a payout check which was much smaller than I had expected. The problem wasn't the amount, but rather that the owner statement didn't show a break down of charges, so I had no way of telling where the money in the reserve account went. After six emails back and forth, I was shown an owner statement for the previous month, that was never sent to me. It contained the break-down I was after. I surmise that the reason it wasn't sent was because there was no check to send with it. Rather than acknowledging this, I was assured that owner statements are sent monthly, along with back up documentation on invoices paid that month. Um... kay. As nice as they try to be, I just get the feeling that they are in over their heads. Over the course of two years, most of my phone messages and some of my email requests were simply ignored. I had to ask almost everything at least twice. The whole point of acquiring the services of a management company was so that the owner doesn't have to chase down the details. A&G is simply not that good at the details. more

DO NOT USE THIS COMPANY 9/15/2010

This is the worst property management company I have ever come across. \r \r Finally found a reliable tenant, and they refused to re-sign the lease if this company was going to be the management company. \r \r They convinced me that the tenant was not telling the truth and to stick with them.\r \r After that my house sat empty for 8 months. I had to drop the rent by $400.00 before I found another tenant and they ran that one off also.\r \r They did not care that my house sat empty for months on end. I was the one stuck with the utilites, taxes and mortgage payment!!! \r I finally gave up on them. I went to another management company and they rented my house with no problems and the tenant is very happy.\r \r more

Learn from my mistake 6/21/2010

Do not rent your property through this company. I rented my home through them and quickly learned how dishonest they were. Despite multiple emails and phone conversations they had renters sign a lease beyond the length I had originally requested. I ended up having to pay the renters several thousand dollars to move out so that I could move into my own home. They accepted no responsibility despite all of our correspondence prior to the renters signing the lease and in fact were actually rude about it. It seems that they are too disorganized to keep track of all of their properties. I was also sent to collections because they failed to pay the interim utility bills they had ASKED ME to forward to them! Again they accepted no responsibility. In the end I ended up paying several thousand extra dollars for these errors. They are a business first and foremost and and are only out to make money. There are plenty of excellent rental companies in Portland like Mainlander Property Management and Pilot Property Management. You would be better off to use one of them. The usual suspects 6/7/2010

A&G was kind enough to send a bill after the property was inspected after the lease was completed. The bill was for a grand total of $3468.01 in damages to the dwelling. Please do your work as a renter and document the move-in conditions when renting from a Management firm, this means; filling out the move-in condition form completely noting all damages (update throughout the first month as new stuff is discovered), photographing all rooms and damages for your own records, and reporting damages when they happen so the bill is not an over estimate. When you do get a bill after moving out, contact a lawyer and make sure all of your rights are upheld as a tenant. Know your rights and stop management firms from collecting false/over estimated damages or ruining your credit history. Cons: Huge end of lease bill more

Great Rental Management Company! 8/5/2009

I rented a beautiful downtown studio in a condo building from A & G. Had I not become pregnant and needed a larger space, we would have never moved. We encountered a few problems with the building itself (i.e. my neighbors washing machine overflowed and spilled into my apartment, a neighbor played their electric guitar...LOUD) and A & G, especially Laura, were right on top of a solution to these problems. If at ANY time we needed anything, the rental company went out of their way to get it done. I would recommend this rental company to my closest friend! Poor rental company for owners. 5/7/2009

Poor rental company overall. Website was nice but I supplied multiple pictures of my great view condo for them to use that were not used. Other listings had multiple photos. They never communicated effectively and I felt as though they were not working to get my place rented. Everything was very lackadasical and they didn't seem to worry that I was paying for a condo sitting vacant. Also, I had over 10 showings on the condo and they were not able to get one renter to rent; shows they cannot close the deal. In the end I cancelled my contract with them after 90 days and went with another company. The most telling of this company is that the other property management company was able to rent my unit in less than 30 days to the second renter that toured the place. Avoid at all costs. Pros: Location, decent website. Cons: No communication, can't close the deal. more
