Totally Unresponsive and Disrespectful 5/18/2012

I'm going to have to go to my next shareholder meeting to plead the building switches management companies. For a few years I had a good experience with our rep but when he left it went downhill completely. No responsiveness, even on simple questions, little to no communication, defensive rather than helpful. They even resorted to having a lawyer send me letters rather than simply answering some basic questions. Infuriating to try and deal with!! more

HORRIBLE HORRIBLE MANAGEMENT FIRM 3/28/2012

One of the worst management companies I have to deal with. My building is managed by Andrea Bunis, but they make no effort in making your living situation more pleasant. It takes multiple e-mails just to get a response and will not cooperate with you on issues. Makes me wonder how the building is being ""managed"" with all the common charges we're paying. I've even read they had a history of stealing money from building's accounts. I'm not sure why the board would choose Andrea, but I'm hoping they will consider other options in the near future. more

Our building switched to Andrea Bunis Mgmt about a year ago - don't repeat our mistake. Their agents are incredibly unresponsive. It doesn't matter what you're calling about, you won't get through on the phone, your emails will go unanswered, and god help you if you actually need them to fill out any kind of paperwork for you...you're in for at least a three week wait, no matter how simple your request.\r \r Stay away. more

Absolutely Awful- Slum Lords 11/25/2010

I, along with most of the owners and tenants, in my building have been very frustrated with these people for a while. After spending the past two days without heat or hot water, I've decided to finally write a review. This company is rude, unprofessional and unresponsive. If you have an emergency in your building, they will ignore you....or, they will route you to their equally rude and useless answering service (who will also degrade and ignore you). They will physically mismanage your building and mishandle your finances. If you call to complain, they will simply dismiss you (if not blatantly insult you). They seem completely unaware that you are the client and are paying them for a service. You will be seething each month as you write out a large maintenance check and send if off to them for nothing in return (except to be treated like dirt). Stay far far away. more

""Once Bitten, Twice Shy"" 10/21/2010

Our co-op renovated the building relatively recently, and our renovation committee recommended to the Board of Directors that they chose a designer, other than Andrea Bunis Management, who also submitted a proposal to do the entire renovation project, which came as a surprise to the committee.\r \r We felt that to hire the management company to perform such a large project, would cause a conflict of interests (amongst many other potential conflicts) and graciously passed on their offer.\r \r Since we didn't hire Andrea Bunis Management, we received 0 = absolutely NO support through this entire process which was lengthy and detailed as you can imagine.\r \r Our Property Manager, despite being accommodating to us, was absolutely, positively forbidden from being involved in any single aspect of the project, even when problems arose, as they surely did with a large scale project like this.\r \r A Board member shared that Andrea Bunis explained to them, in not so nice a fashion, that we were ‘on our own with this project’ as she had 'warned them'. \r \r Not being a Board member, I didn't know there was such an advanced notice issued.\r \r I asked my fellow committee members and several Board members, 'what are we paying management fees for if the owner herself refuses to assist us in such an important project?' \r \r The other poster got it right. They weren't kidding - if you don't chose Andrea Bunis or her contractors, you are one your own - be prepared - we found out too late.\r \r It will be interesting to see if our Board of Directors will renew their contract. \r \r As a very involved and concerned shareholder, I will recommend that they do not.\r more

Don't be suckered! 10/11/2010

Co-op/Condo Board members and shareholders alike - Don't be suckered! \r \r Read all of the on-line reviews and be forewarned. Andrea Bunis Management says all the right things to secure your business, and then demands total control of your building. There will be increasingly less collaboration with your Board as time goes on. \r \r G-d help your Board if you disagree with any recommendations, proposed budgets, or do anything that Andrea perceives to be you crossing her! \r \r Anything other than total agreement will be viewed as a personal attack against Andrea herself and she will let you know it in no uncertain terms. \r \r The insults, the cussing and swearing and aggressiveness that your building will be subjected to, will absolutely astound you. \r \r If you already have hired them, ask yourself why she insists that 1 of her 3 contractors perform ALL major work projects on your building? Geiger, Deschamps and P&P United are the only vendors who we ever saw proposals from for each and every project. \r \r We have learned that nearly all of Andrea Bunis Management's buildings use the same vendors; hand-picked and approved by Andrea. \r \r Watch what happens if your Board chooses to work with an insurance broker other than her recommendation - Mackoul Associates. Try to move away from BP Elevator - watch what happens. It won't be pretty, I assure you! \r \r When various Board members recommended truly 'independent contractors' they were berated mercilessly, and told bluntly to stay out of the day to day management of our building. \r \r They told us every imaginable story to convince us that Board members should not be involved in the bidding process - that this was an exclusive function of management. \r \r We found licensed and insured, reputable contractors who were substantially less costly than Andrea's picks but we were told that if we had problems with their work, we would essentially be on our own; that Andrea Bunis Management wouldn't get involved to resolve any problems that might arise, thus intimidating our Board members into choosing her vendors based on fear. \r \r If you have any issue with the accounting department, keep it to yourself or you and your shareholders will be in for quite a tongue lashing - it's gets nasty. How she is still in business amazes me! \r \r The Property Manager we worked with was wonderful, level headed and pleasant, but she was clearly under great pressure to comply with Andrea's mandates and unable to reason with Andrea on any single issue. \r \r And finally, if you choose not to renew your contract, be prepared to have no cooperation, no access to your bank accounts, no communication from anyone in their office and no access to your property manager from the moment you put them on notice onward. \r \r Be sure to prepare your new property management company for this as well. \r \r Your bank accounts will be transferred to your Board within two or three months after your new management company begins. \r \r To avoid this, have at least three Board members added to each and every bank account Andrea Bunis Management has access to. We learned the hard way and our money was 'held hostage' so to speak, for far too long. \r \r When this happens, bills, mortgages, insurance premiums, payroll etc... won't get paid. \r \r Horrible, traumatic, exhausting experience. \r \r You've been warned.\r more

Efficient & Professional 7/12/2010

My wife and I have lived in our co-op near Grand Army Plaza in Brooklyn for nearly two decades now.\r \r Andrea Bunis Management has been, by far, the best management company we’ve ever had. In the 3 years they've managed this building, they've raised the bar for our building on so many levels. \r \r The physical building has never looked so good! \r \r They’ve set high expectations for our staff; training the new staff very well and re-training the veteran employees. We've never had such good service or such professional, happy employees in years. \r \r Over the years, I guess we just became accustomed to bad attitudes, poor and sloppy performance and horrible inconsistencies with the staff and now, the contrast is wonderful. \r \r With the cheerful, positive staff members we are greeted by, it’s a pleasure to walk in and out of the front door! \r \r Even our guests comment on how much the building has improved which makes us happy as you can imagine.\r \r Our property manager, Jay Osborne has helped our Board to establish sound policies and to implement old policies that fell by the wayside; all of which have made things run so much better than in times past. \r \r For the first time in a long time, we know that if we call management, someone will have a sensible answer to our inquiry.\r \r We highly recommend Andrea Bunis Management. \r \r For us, they have saved the day!\r Pros: Good problem solvers! more

Rude, incompetent and unresponsive 2/17/2010

Stay away from these people unless you run a slum and want to hassle your tenants. Look at the Custo Barcelona property at 71st Street and Columbus they manage. Unpaid real estate taxes; filthy hallways, overfilled garbage bins; sidewalk littered with glass. STAY AWAY- THE WORST EVER 12/15/2009

You will be told whatever you want to hear when you interview ABMI- the reality of what you get is far different. We muddled through with this company and were astonished at the number of mistakes they made (their accounting system is abysmal) and their incompetance. The final blow came when we ended our relationship (we elected not to renew our contract and gave proper notice)- they immediately ceased working for us (despite still being under contract AND cashing a check for the month) AND then stole two months payment- they just wrote a check out of our account for two additional months and deposited it into their account!!! Unprofessional, unresponsive and extremely rude 8/6/2009

They don't return phone calls. They don't return emails. They pretend they did not get them.\r They are extremely rude on those rare occasions when you get them on the phone. \r \r Today, I called and was shouted at right from the beginning. When I asked very politely not to be spoken to in that way, I was yelled at by Andrea Bunis herself, I quote ""You sent us 9,000 letters"" and she hung up on me. I actually sent only 3 emails 2 months ago, one of them they claim they never got.\r If I was treating my clients 1% of what I got today, I would have lost all of them.\r \r \r If the Zero Star rating was possible, that would be my choice.\r Cons: Unprofessional, unresponsive and extremely rude more

Setting The Record Straight 11/10/2008

The previous poster is inaccurate in a couple of areas. Andrea Bunis Mgmt did not suddenly decide to fire the super and porter. The Board of Directors fired both employees because of a physical altercation initiated by the super. There is a zero tolerance policy for violence in the workplace. The locks to all rooms were changed for security reasons after this incident and the keys to these rooms are available from the doorman after signing for them. I don't know if phone calls and/or emails were not returned and I won't comment on this shareholders abrasive personality. more

Unprofessional, unresponsive 6/4/2008

Our building has been under this management for less than one year. Our account manager, Jay Osborne, ignored two voice mails I had left (actually claimed, ""I never received any voice mails, I've no idea what you are talking about""), and also said the same about an email I had written, until I begged him to check his mail again (all the while insisting nothing was there- but then, ah! he found it). When the management decided to fire simultaneously our super (in the building for 28 years) and the porter (in the building for a handful of months), they also changed the keys to all the common areas (storage, bikes) and still weeks later residents do not have new keys. An email to question the management on the timing of keys being supplied has gone unanswered, just like the others. When I became agitated on the phone due to the non-responsive nature of our rep, he informed me that I was ""unprofessional"" and advised me how to act in the future. I suggest this management company learn what professionalism and responsibility mean. more

Knowledgeable and Efficient 4/4/2008

We have switched to Andrea Bunis Management and I must say I am very impressed thus far, they have been overseeing our property for about six months. I have seen a tremendous turn around in all facets of the property. They have saved us a substantial amount of money on various contracts, implemented several great new polices, and they?ve even managed to improve the performance of our building staff. We have several large projects coming up and ABM has offered great incite. As a board member I can honestly say that we are all looking forward to the future! Our property manager is Trent White, he is very honest and straight forward. We all feel comfortable letting him run our building, the main reason we changed companies was because we constantly had to micromanage our building. We no longer have to do that! Great Company! Timely and Accurate Data 2/17/2008

On the Board of a 100 unit upper east side co-op as treasurer. We hired Bunis Management as managing agent a year ago. Good move. We get our financials on time every month with supporting backup and their budgeting process is detailed to the level of what we do at my Big 4 firm. Any questions the Board has is answered with thought and their advice is spot on. Very professional and hands-on involvement and their presentation at our annual meeting was absolutely marvelous. Excellent Property Managers, Always Available & Helpful 2/15/2008

I live in a 137 unit co-op in Manahattan that Bunis Management runs.They were very helpful to my family during our six month apartment renovation and smoothed out alot of the rough edges with my contractors and the co-op's engineer. They also helped me maintain relations with my neighbors and the Board during what could have been some testy times. They manage the building very well and there is a noticeable difference in how the staff treat the residents compared to our old agent.Would highly recommend without reservation. Rude 12/28/2007

One of the buidlings has been undergoing DAILY construction that is very LOUD for OVER A YEAR and the managment company won't answer questions about which days the construction will be happening (whether it will be on holidays) and when it might end. While I understand that renovations and construction are necessary, yet they have no respect for people who need to work from home and plan their schedules accordingly. Andrea Bunis herself was rude and yelled at me for inquiring about the dates of construction.
