RUN from Umbrella Properties! 10/5/2017

I rented from this property management at one of their apartment complexes in west Eugene - it was about four years ago. Three good friends of mine rented from them until recently. So read this with that in mind. I have quite a bit of experience and first-hand knowledge about Umbrella. Issue #1: In 2016 Umbrella sent out a sixty day notice to all tenants saying they were going to raise the rent substantially - it varied slightly with some tenants but the average raise was $110. Virtually everyone received a notice that rent was going up over $100. In past years, such as the one year I lived at one of their apartments, the raises had averaged $15 per year. As a result of the $110 rent increase, the vast majority of tenants were forced to move out. This included three of my personal friends who each had their own rented one bedroom at an Umbrella property. Umbrella apparently instructed the front desk people to give excuses, the most used one being, "This new amount is the fair market rate for this area now." Frankly, all you have to do is look around to see if $1000 a month is the "fair" market rate for Eugene for a one bedroom. It isn't as of 2017. Issue #2: Umbrella uses deception to hold onto deposits after people move out. This happened to these three renters who are friends of mine. The most noteable is "D.S." - he lived there for fifteen years and left the unit spotless. He was charged for installation of new carpeting and said he would lose his entire deposit and owe an additional 550 for the new carpet. . What does Umbrella expect from a tenant who kept the same carpet for fifteen years? He never caused trouble and was an easygoing man. They knew it and took him to the cleaners. more

Umbrella Properties has many available apartments. Many of the landlords are very nice and treat you with respect. Also remember the landlords are human and they go through the same things me and you might go through. The maintenance crew is okay. The crew that does the lawn well the lawnmower person is good but the trimming and leaf blowing is terrible. They used to power wash the apartments to get rid of cobwebs and such they have not done that in over 3 years. I still have repairs that I've asked to be fixed more than 3 months ago. So i'm wondering if they are purposely neglecting some apartments or are they neglecting their staff or what. But other than that I would recommend renting from them. They treat you respectfully and I hope the maintenance mess is cleaned up soon and what not. more

Unable to answer questions. 2/4/2013

I asked Umbrella Properties what the occupancy laws are for a 1 bedroom apartment. They told me to talk to the manager. Yet I needed to know this information cause I had not decided where to live. The woman would not tell me and acted like they had no rentals. This was at the Coburg office. I eventually had to go somewhere else. I later found out through a couple I know that this management company does not like to inform people who come into their office on anything. They are suspicious if any one asks for information about the rules for tenancy in Oregon. Not good. If you are going to trust your money and residency to a management company they need to keep you informed before you rent. What do you have to hide? I am not trying to do any wrong to you. more

Umbrella properties is one of the larger rental management companies in the area. they have loads of rentals to choose from. It seems to me though that many of the rentals they have are in need of some repair or another. That may be due to the fact that they are one of the more leniant management companies and let people who may not rent elsewhere rent from them. But if you need a place quick or in a specific area give them a try. more
