The lease agreement identified the ""Homa team"" as property managers responsible for addressing issues that my wife and I, as tenants, identified as needing their attention. These issues were never handled in a prompt manner and the Homa Team was not willing to accept responsibility as property managers to address them. Instead, any and all issues were reluctantly acknowledged, and they made it appear to be a tremendous chore when they finally did anything about it. When the lease states that the property manager is obligated to provide a specific service, they should willingly provide that service and address it in a prompt manner; they should not try to guilt the tenant into waiting until the weekend or another time to get resolution. A specific example: during the winter months, the pipes in our rental unit froze on a number of occasions, and we were without water (both hot and cold) for days at a time. Now, I understand that the property manager can't change the weather, and that poorly constructed homes is probably a separate, unrelated issue, but ignoring the fact that you have tenants without water is an unacceptable reaction. We couldn't flush toilets, we couldn't bathe, we couldn't wash dishes, provide for our dog... the appropriate response would have been to request an emergency work order with a plumber. The response that was recommended to us from the Homa team was to get a few gallons of water and heat them on a stove to take sponge baths. My wife and I are pretty modest, but that doesn't seem to be a rational solution in the 21st Century. Even the Romans had running water. I'm a military guy and have certainly lived through worse conditions. The reaction from the Homa team and the response (lack of one) were both completely unacceptable. Their ""commitment"" to the goal and needs of their tenants is laughable. On a separate occasion, we sought reimbursement for an expense that was appropriate for the property manager to cover. Instead, they recommended that we get with a charity group and claim that we couldn't make ends meet as a young military couple and get the money that way. In a military town, how dare they assume that we are looking for handouts? How dare they suggest that we would take advantage of a charity to cover the modest expense that the property manager is liable for? The most disgusting fact is that both of them are prior Air Force themselves, and knowing that they care so little about the service-members and the community that supports them is an embarrassment. If you have any expectations from your property manager to keep the best interest of the tenant and the property in mind, you should consider a different real estate team. Any issue that came up was reluctantly acknowledged. Rather than being willing to solve problems and provide a service, they made it abundantly clear that it was a chore for them to fulfill their obligations as property managers. Attempting to induce guilt into your clients and tenants for reasonably seeking resolution on issues within the scope of your work is absolutely ridiculous. When it came time for the lease to expire, the property manager made the decision for us without discussing our interests any further. While we certainly would move out in a heart beat after the ridiculous experiences we've been through, the way you notify a tenant of their impending departure should be professional. We were emailed a move-out checklist and given a date. That date just happens to be within 30 days of my redeployment from a 12 month tour in Afghanistan. Glad to know that they are sympathetic to the sacrifices we make, I can't wait to use my well earned time off to pack and clean a home and find a new place to live. more
