Best Management Service 9/25/2008

The staff at GPM has done so much to make me and my fiance feel welcome. We had a problem with our A/c unit and had to endure one night that was a little warm. The next day we received a very nice gift certificate thanking us for our patience. We haven't had any more maintenance problems since then. They are so friendly and prompt. Couldn't feel more at home. Also, our best friend has lived at another GPM property for several years, moved away and returned to the same property. That says a lot!I I highly recommend this company! Pros: friendly staff, good maintenance, well kept properties Cons: office not onsite more

CHEATED out of depoit 9/19/2008

I am disappointed to have to write a bad review of Gianikis Property Management (GPM). I don't take pleasure in making disparaging remarks about people or companies but I realize that by sharing my bad experience I may save others from the same frustration I had to deal with.\r Upon leaving my townhome I went out of my way to make sure myself and my roommate left the property in good condition. I even had GPM leave a can of matching paint in my place so I could paint over any blemishes. Additionally, I went to the hardware store to get drywall compound to patch over any marks made from nails (pictures) or coat hooks. I took great care in patching, sanding, and then painting over everything. \r I also vacuumed throughout and removed every single piece of trash/dust/etc. from the entire place. A couple weeks later I received a notice from GPM saying that I would not be receiving my deposit back because I left the place ""FILTHY"". I called to find out details and was told that there were water marks in the toilet bowl and the refrigerator had not been wiped out thoroughly. I found this completely laughable and told them everything I did to clean the property. However, it was to no avail, as they did not offer any other explanation for keeping my money due to the ""FILTHY"" state of the townhome. \r DO NOT RENT FROM GIANIKIS IF YOU DO NOT LIKE BEING CHEATED OUT OF YOUR MONEY. Best Management Company EVER!!!!! 9/19/2008

I have lived with Gianikas for almost 5 years now and I am sad to say I am having to move for work. I have loved my apartment and the management company every single day!! They have bent over backwards several times and always been very dependable and quick to help when I needed them. I'm sad to look on here and see two bad reviews because I have known this company for quite some time and know they wouldn't treat anyone the way they shouldn't have been treated. If you had charges for carpet or anything like that it is probably because you did something wrong...not them. And if you were rude to the girls in the office then they should have hung up on you...no one deserves to be disrespected! I would definitely recommend everyone I meet e to rent from them. Once you do you'll find that no one can even compare to how great they are! Pros: Amazing Management!! Beautiful Apartments!! Cons: No Apartments anywhere else but Nashville :-( more

Horrible management 6/24/2007

I would highly discourage anyone from renting from Gianikas Property Management. My roommate and I recently moved out of their apartment, and we were good tenants. We kept the apartment in good condition and always paid on time. Needless to say, we were appalled to find out that we lost our security deposit and was charged an additional $300 to replace the carpet in the apartment. The carpet had normal wear and tear, and the company was unable to produce documentation of the ""damages"" inflicted. While we may lose the added expense, we hope that we can prevent some of you from working with them!
