Reno Worst Landlord?: Britt Management Review John Britt is by far the worst property management/ landlord I have ever come in contact with. He does not fix anything he promise...

Editorial review from Citysearch 12/19/2012

BEWARE!! BEWARE!! Management Company? I think not. They are rent collectors. Never has been being in the same room with anyone made me want to take a shower so badly and wash the slime off! They lie and cheat. No kiss, no vaseline, just do what they do best. I wish I had seen this before I used them. Actually, before they used me. What a lowlife, low class bunch! more

Reno Worst Landlord?: Britt Management 6/1/2012

Reno Worst Landlord?: Britt Management Review John Britt is by far the worst property management/ landlord I have ever come in contact with. He does not fix anything he promises to (even if it is in the lease), tries to charge you for everything (including things that were damaged before I moved in AND COMPLAINED ABOUT), and charges a ludicrous amount of money for a falsely represented repairs after you move out of the property (the disposition of the security deposit is dumbfounding). Do not rent from this guy. Britt Management offers many nice properties all over town, and the staff appears to be polite, knowledgeable and helpful, but unless you want to do business with people that participates in the fraudulent deception of another person (you, the renter), and the intentional or malicious refusal to perform duties under contractual obligation (the lease), I would strongly suggest that you look somewhere else. You may end up not in the home of your dreams, but at least you will not end up renting from the Landlord from hell. more

Horrible! 5/14/2012

If you want to pay rent and expect the property manager to fulfill his duties (by law), don't use Britt! If you want to receive part of or all of your deposit back, dont use Britt! I assure you that even though he has nice properties around town, it is NOT worth it. He is a terrible manager, a snake and takes homeowner's money yet does not care for their properties. YOU'VE BEEN WARNED!!!! more

Being a landlord can be a real pain. 5/8/2012

If you haven't discovered it already, being a landlord can be a real pain. With a rental property management service, you save time finding and evaluating potential tenants for your property. The company handles tenant background checks, rent collection, and maintenance of the property. I decided to use Britt Management group (huge mistake on my part). With a good property management company (unlike Britt Management group), you don't have to worry about any of these things. The manager will perform property inspections (Britt Management group NEVER did), maintain the building and grounds (Britt Management group NEVER did), screen tenants, collect rent, and be on call for emergency situations (Britt Management group NEVER did). Most property management companies charge a 10% fee. Most landlords find this fee to be well worth the cost, especially if you are a ""long distance"" landlord. I found that with Britt Management group this fee is most definitely not worth the cost. Why? Because Britt Management group: 1) Did not maximize the return on my investment 2) Did not protect my asset 3) Did not increase my income 4) Did not provide accurate information (this is very important) and experienced advice. The entire staff of Britt Management group pretends to be there to help you but in reality they either do not know what they are doing (hard to believe from an established company) or Britt Management group is a scam (a fraudulent scheme, specifically for making a quick profit at me and my tenants' expense). more

Form 514 5/2/2012

If you plan to do business with John Britt you better learn about Form 514 (also known as the Complaint Form), which you can obtain from the Nevada Real State Division at www.red.state.nv.us/compliance.htm. Britt’s business practices are downright unlawful. Also, you better keep a good detailed record of all interactions with John Britt and Britt management group (which luckily we did), since you may have to take them to court. My wife and I are both Registered Nurses. My son is 4 years old. My baby girl is 1 year old. We suffered a horrible rodent infestation. There was a hole in the wall (made by the mice) behind the dishwasher. There was rodent urine and feces all over our eating utensils, under the kitchen sink/drawers, on the kitchen floor, in the living room, my children’s toys, and my daughter's feeding booster chair (we have pictures of everything). The house was uninhabitable. We attempted to fix the Habitability of the house by stuffing steel wool in the hole; we purchase several mouse traps and rat poison (we had dead rodents everywhere). Our attempts were unsuccessful and the infestation continued. So we contacted Britt Management Group several times (by phone, emails, and finally certified mail) asking for the rodent infestation to be addressed as soon as possible by a pest control specialist. Nothing happened. We again contacted Britt management group detailing concerns regarding the Habitability of the home, and urging Britt Management Group to accelerate its obligations (by law) and requiring a prompt solution to the mice infestation. Britt Management Group did not attempt to remedy the failures, and did not fulfill its obligation to correct the uninhabitable condition of the residence within 14 days of receiving the written notice (this is very important by law). Then, as authorized by law we terminated the lease (letter sent by certified mail), and even gave them a 30-day notice (not required by law). The response (only one I got from them) of John Britt to the 30-day notice letter was dissatisfactory. In the letter John Britt said that it was our problem because the house had no mice in it before we moved in. Also, John Britt suggested that the rodent infestation was our fault (by a deliberate or negligent act or omission); even though we clearly explained several times that there was a hole in the wall (made by the mice) behind the dishwasher. John Britt Finished by saying that “I will hold you responsible to the terms of the lease dated May 20, 2011 for the home at 2204 Big Trail Cir., Reno, NV 89521”. We moved out of the house. We had the carpet professionally cleaned (per lease), but John Britt hired and charged us for a professional emergency carpet cleaning service (I do not know why). We had normal holes in the walls (due to picture frames) covered and painted over. He inspected every inch of the walls (I have video) and even though no frame was hanged in that particular wall, in the video John Britt declares that “a hole was incorrectly filled in here (in the video you cannot see a thing on the wall). I am gonna have to charge you for that”. Mind you that we were conscious tenants (after dealing with John Britt we decided to buy a house so as to never again deal with unscrupulous people like John Britt). John Britt charged us for water/electricity/sewer/garbage and rent until the time that the property was rented again (against the law in this case). John Britt charged us for a leak and dead plants/trees, even though we contacted him several times to no avail regarding this (we had $200 water bills). According to John Britt and Britt management group all of our security deposit ($1895) was used and we own him money (can you believe this guy?). That is why we are taking him to court, filing a complaint against his license, and strongly advice anyone to NOT disregard the reviews of Britt Management Group on this website (we did). more

RIP OFF 5/2/2012

I would advise anyone thinking of renting from Britt Management to think twice. I rented a piece of property with this ""property manager"" and all I got was screwed out of my deposit. The house we rented was a foreclosure and the homeowner spent an considerable amount of money to make it livable. However when it came time for us to move on Britt Management gave us a check list of things that needed to be done. FOLLOWING THEIR GUIDELINES we completed everything they asked from us. HOWEVER Britt Management said they needed to ""redo"" things that we spent a lot of hard work money and effort doing. ""re-cleaning"" the carpets even though we used a professional cleaner. The carpet on this property was not brand new. In fact the homeowner left the original carpet in the property which looked like crap when we first viewed the house. They also said they needed to clean the backyard even though the homeowner never put in a backyard leaving a dirt and weed lot for a year. While we as tenets asked if we could put down a sod. We put in the front yard with was also a dirt lot because the homeowner failed to do it. I was told that things were not clean even though I know for a fact that they were. These people will rip you off. They will ask you to fix things but provide little assistance and hold you responsible for what should be considered FWT. If you was dishes your sink is going to get scratched from washing dishes, however they will blame you and say that it's not FWT. They will ask you to show their property, in essence do their job and help find a new tenet because they are to lazy or cant. Find a better professional property manager because these people will act nice friendly but they are far from professional and will screw you. Please be warned that they are not good at their job and honestly I am considering reporting them to the Better Business Bureau. If I could give them a negative score on their web site I would and it would be a well earned negative score. please read all the other reviews and notice that no one is positive about them. Even their former employees post negative reviews. What does that tell you about these guys. But please once again be warned and dont go through these guys. more

PICK SOMEONE ELSE, NOT BRITT MANAGEMENT! 4/21/2012

I wish I had read these reviews before letting Britt Management handle my rental home! In the first year, they had so many staff changes, everything fell through the cracks. Phone calls were unreturned, follow-ups forgotten, inspections not done, tenants complained about work not completed or done poorly (or workers just showed up instead of calling first!) Dealing with the owner, John, was like dealing with a snake oil salesman... I soon knew he was full of you-know-what, and he lost staff left and right. I have since moved my property to a more reputable firm, and I recommend you run don't walk away from Britt! more

Terrible Manager, Terrible Staff 3/2/2012

The attitude is apparant from the moment you sign the release until the day you actually need something fixed. John Britt, the owner, is RUDE. Plain and simple. DOes things on his own time, regardless o fthe need of the tenant. if you can avoid dealing with this company, it will save you from having to deal with the very rude owner an incompetent staff. more

You're accurate 12/15/2011

Britt has written a lot of their own wonderful reviews. In reality, do not expect consistency. They put on the dog, but are out for personal gain. Employee turnover is frequent. They take Nevada State money, lead people to believe they are employed, then turn employees over just before they have to use their own money or benefits and take advantage of the whole process, again. If you read any review from a past employee on a yahoo page, you can bet that person is no longer there. The office manager funnels as much cash flow as possible into her own family funds, and John Britt is so into vacationing as much as possible that he misses the big picture. Pretty soon his office manager may even own his business. more

Not nice to renters 8/26/2008

It takes me a lot of effort to review. But I am taking this effort as I am frustrated with John the owner of Britt Mgmt. He is good to the owner of the properties he rents as he is their because of them. When I first spoke to him, I knew what a cut throat guy he was and did not want to rent but I wanted to stay in that particular area and had no options for good houses and it was a good house. He is associated with a handy man who together try to squeeze all the deposit they can, whereby John keeps his handy man happy fixing any and everything on the renters cost and keep the owner happy so that the owner will not take the business elsewhere.\r If you have a choice just stay away from him. Not to say more....you know what a person he is just by having a small talk with him. BEWARE! 1 star- as their was nothing below it. more
